Founded in 1926, the Glen Ellyn Infant Welfare Society is a non-profit, philanthropic organization with a focus on community service and fundraising efforts to help improve the lives of those in need in Glen Ellyn and the surrounding communities.
This year’s Housewalk takes place on Friday, May 2nd from 10:00am-2:00pm and 4:00pm – 8:00pm. The last tour begins 15 minutes prior to closing of each session. Tickets are $65 and you can follow this link to purchase.

Whether it’s your first time buying a home or it’s been a while since your last purchase, here’s a quick look at a typical home purchase process:

PHASE 1 – ONBOARDING
Meeting your buyer agent is one of the most important steps in the process. You will discuss your needs/wants and review the home search process. Your agent will help you get pre-approved for a mortgage.

PHASE 2 – HOME SEARCH
Your agent will set up automated home searches that you will be able to review and schedule appointments to visit. Your Quaid and Rooney agent is experienced in the home search process and will be able to guide you along the way and help you decide when to make an offer.

PHASE 3 – NEGOTIATIONS
Once you have decided to make an offer, you will consult with your Quaid and Rooney agent and your agent will negotiate in your best interests along with you and the seller’s agent or directly with the seller. Once the negotiations are complete, your offer is accepted and you start closing preparations.

PHASE 4 – ATTORNEY REVIEW AND INSPECTION PERIOD
Your real estate contract will be forwarded to your attorney for a review and approval. While your attorney is reviewing the contract you will be conducting a home inspection. Your Quaid and Rooney agent along with your attorney will negotiate any repairs that come up during the home inspection.

PHASE 5 – MORTGAGE CONTINGENCY – IF NEEDED
If you are financing your home purchase you will be working with a mortgage lender. Once a contract has been executed between you and the seller, the contract will be forwarded to your lender. While inspections and attorney review are taking place, your lender will be completing the final steps in the approval process which will require regular communication with you. Once you complete the attorney review process the lender will order an appraisal of the property and the final step is the lender’s “clear to close”

PHASE 6 – CLOSING!
Once you have the “clear to close” then its time for the attorneys to schedule the closing! Your Quaid and Rooney agent will attend a final walk-through of the home to confirm that everything is in order according to the contract. You will then attend the closing, sign your name about 100 times 😊 and then receive the keys to your new home!

Kathy lives by the motto “Do what you love and love what you do, and everything just falls into place!” After graduating from Indiana University with a bachelor’s degree in business marketing and a minor in psychology, Kathy spent the next 20 years working in sales and consulting before entering the world of real estate in 2004. Kathy’s education and impressive career in sales has helped her excel at negotiating deals and supporting all the emotions that come along with real estate transactions.
Kathy’s passion for real estate and working with people, combined with the dynamic elements that make up a real estate transaction, are what energizes her. In 2010, Kathy co-founded Quaid & Rooney with her business partner, Maureen Rooney, and since then, they have been innovating the real estate experience for their clients in Chicago and the western suburbs.
Always an optimist looking for the “diamond in the rough,” Kathy saw potential in her own home.
